Annual Property Tax Calculator (UIPT) — Pakistan 2026-27
The Annual Property Tax Calculator (سالانہ پراپرٹی ٹیکس کیلکولیٹر) estimates the Urban Immovable Property Tax (UIPT) you need to pay each year on your property in Pakistan. The tax is based on the Annual Rental Value (ARV) of the property, with rates varying by province. Punjab charges 5% of ARV, Sindh charges 25% (though ARV values are lower), and KPK charges 10%.
In 2025, Pakistan is transitioning to a Capital Value (CV) based system, where the tax is calculated as a percentage of the property's capital value rather than its rental value. For residential properties, this is approximately 0.20-0.25% of the capital value, and for commercial properties, approximately 0.30%. The calculator uses both methods and applies the higher amount, which is the standard practice.
Provincial UIPT Rates
- Punjab: 5% of Annual Rental Value (ARV)
- Sindh: 25% of ARV (but ARV values are typically lower)
- KPK: 10% of ARV
- Balochistan: Varies by district
Exemptions
Several categories of property owners are exempt from UIPT: properties under 5 marla (except Category A areas), widows on their primary residence, orphans on inherited property, persons with disabilities, and retired government employees (up to 1 kanal). Additionally, a 5% rebate is available if the tax is paid by September 30 each year.
Property Categories (A-G)
Municipal committees classify properties into categories A through G based on location, infrastructure, and amenities. Category A areas (prime locations) have the highest tax rates, while Category G areas have the lowest. The category affects the DC rate and the applicable tax percentage.
